How To Deal With Angry People.

There are so many snares the enemy will use to entrap us and put us in bondage. Our first thoughts when we hear the word; "snares," might be the big ones that are right in front of us like; alcohol, and excessive drinking, or drugs. We might think of gambling, or lying and stealing. But there is a snare that the enemy uses that, when you are in the middle of it, you still might not see you are ensnared. It is being close friends with, or associating with, someone who gets angry easily.

I tend to lean on the mercy and grace side with people and ignore others in this category. Not ignore them completely, but ignore their weakness of their anger. But through much experience dealing with people who have anger in them, I have found the best thing I can do is to be courteous and love all people, but to those that have a continuing cycle of anger and remorse, I never allow them to be a close friend of mine.

You may say, "Isn't that rather harsh, Kris?" I can understand why you would say that as the Bible does tell us to "love our enemies" (Matthew 5:23). I am not talking about showing love, but embracing and associating with those that have a constant temper and a critical spirit all the time.

How To Deal With Angry People.

The Bible is very clear on what we should do with angry people.

Proverbs 22:4 - 25 (Amplified Bible)
"Make no friendships with a man given to anger, and with a wrathful man do not associate, lest you learn his ways and get yourself into a snare."

When I recently was reminded of this passage of scripture, I thought, "Wow, isn't that a little extreme?" But, if we don't protect ourselves from the snares of the enemy and really guard against them, we will fall into the snare of trying to help the angry person, and end up understanding their temper and even agreeing with the angry person. If we do this, we will believe a lie. We will start walking down a road that God never wanted us to walk down in the first place. The enemy is crafty and will use your need to help someone to get you to fall.

The Strongs Hebrew and Greek dictionary gives a definition of the word, "friendship," in the above passage this way: "raw-aw', A primitive root; to tend a flock, that is, pasture it; intransitively to graze (literally or figuratively); generally to rule; by extension to associate with (as a friend): companion, keep company with, feed, use as a friend, make friendship with, herdman, keep [sheep] (-er), pastor, + shearing house, and shepherd." We are to keep no company with, to tend a friendship, eat with, associate with, or tend no one that is always angry. God will take care of that person; your job is to show love, but hold back on being their friend.

Maybe you have someone in your life that falls into this category of being a person of anger. If you are married to someone who is constantly angry, the main thing is to be safe. If you are always afraid of your safety, or your children's safety, this is an indicator that you should do something about it. There are many "safe" houses to go to, or friends you can ask for help. But this article is really for those who have someone in their life who they don't live with, yet are always associating with. Angry people are draining. They will drain your joy. They will drain your patience, not to mention your peace. It is okay to pull away from them as a friend, but still love them and wish the best for them. Really, it is a command in Proverbs to make no friendship with them.

I know of someone in my life, as their leader, who is always angry. They are never satisfied with people. They always find something to complain about and even get down right evil and rude with their actions in order to state their case, or make a point. I've watched this person's anger rise and fall through many cycles, of remorse (not repentance), then putting a fake smile on, and then getting angry again. As of lately their anger and actions have been the worse I've ever seen in them. This person needs deliverance, but they do not see it. Until they are delivered and set free from this bondage in their life, they will continue to go through this cycle. My prayer is that they will see their actions and their way of thinking is getting them no where. They are doing the same thing over and over again and expecting different results and it will never happen. I am waiting for the right time to calmly share with them the hope of freedom from this torment, but in the meantime, I do not befriend them.

Let us be people that are easy to get along with. Do you have an anger problem? Do you easily get upset when things don't go your way? Do you expect people to cater to you? Usually there is a root cause for the anger. If you have an anger problem, ask God what is the root of it. This is a hard place to be because you have to be honest with God, and even more challenging, yourself. Once you have asked God to show you the core of your anger, be open to what that still small voice speaks to your heart. When you receive your answer, ask God to heal you, and to change your way of thinking. This is a process, but well worth the change that will come. It might be painful. Are you willing to press in to your pain to find out more about yourself? The Lord will never leave you during this process. He will never leave you ever. So, be comforted that you will be in the arms of a loving God who knows all about you. He formed you. He knows your name.

And become useful and helpful and kind to one another, tenderhearted (compassionate, understanding, loving-hearted), forgiving one another [readily and freely], as God in Christ forgave you."

These are just a few verses concerning anger. I am sure if you did a study on the word you would find out more then you could ever imagine. Allow God to show you any anger you might be holding onto. The very thing you hold on to will become a part of you before you know it.

Real Estate Math - Do You Know These Simple Formulas?

How much real estate math do you need to know if you are investing in real estate? There are computers and calculators for calculating interest rates or amortizing loans. What you need to know is a few simple formulas for determining if a property is a good investment or not.

The Real Estate Math You Don't Need

The gross rent multiplier is one formula you don't need. I bring it up because people are sometimes still using it, and there are better ways to estimate value. A gross rent multiplier is a crude way to put a value on a property. You decide that properties are worth 10 times annual rent or less, for example, and simply multiply the gross annual rent a building collects by ten to get your value.

Real Estate Math - Do You Know These Simple Formulas?

There are obvious problems with this formula. You need to constantly change it to reflect interest rates, because a property might be profitable at 12 times rent when interest rates are low, but a money loser at eight times rent if the financing is expensive. Also, there are just plain different expenses for different properties, especially when some include utilities in the rent, for example. Gross rent doesn't say much about the factor that makes a property valuable: the net income.

Real Estate Math You Need

Rental properties are bought for the income they produce, so this is what your real estate valuation should be based on. That is why your real estate math education needs to start with the how to use a capitalization rate, or "cap rate" to determine value. A cap rate is the rate of return expected by investors in a given area, or the rate of return on a property at a given price.

An example might make this clear. Take the gross income of a property and subtract all expenses, but not the loan payments. If the gross income is ,000 per year, and the expenses are ,000, you have net income before debt-service of ,000. Now, to arrive at an estimate of value, you simply apply the capitalization rate to this figure.

If the normal capitalization rate is .10 (ask a real estate professional what is normal in your area), meaning investors expect a 10% return on the value of their investment, you would divide the net income of ,000 by .10. You get 0,000 - the estimated value of the building. If the common rate is .08, meaning investors in the area expect only an 8% return, the value would be 0,000.

Simple Real Estate Math

Estimated value equals net income before debt-service divided by cap rate - this really is simple real estate math, but the tough part is getting accurate income figures. Is the seller is showing you ALL the normal expenses, and not exaggerating income? If he stopped repairing things for a year, and is showing "projected" rents, instead of actual rents collected, the income figure could be ,000 too high. That would mean you would estimate the value at 7,000 more (.08 cap rate).

Besides verifying the figures, smart investors sometimes separate out income from vending machines and laundry machines. Suppose these sources provide ,000 of the income. That would add ,000 to the appraised value (.08 cap rate). Instead, you can do the appraisal without this income included, then add back the replacement cost of the machines (probably much less than ,000).

No real estate formula is perfect, and all are only as good as the figures you plug into them. Used carefully, though, real estate appraisal using capitalization rates is the most accurate method for estimating the value of income properties. For putting a value on a single family home, you need another approach. Yes this means more real estate math to learn, but we'll save that for another time.

Understanding Florida Real Estate Taxes

Understanding the real estate tax laws in Florida can be tricky-there are several different factors that can affect the rate at which you're taxed. The size of your property tax bill depends on two main factors-the assessed value of your property, and the tax rate (expressed as tax dollars paid per thousand dollars of assessed property value) for each local government body in your area which taxes property. For example, the property you purchase may be subject to taxes by the County, the School Board, the City, and various designated district organizations such as the Hospital District and the Water Management District. You will also be affected by whether or not you live in a Community Development District (CDDs)-these have extra tax regulations that will affect how much property tax you pay. There are other considerations, too, such as Homestead Exemptions and the "Save our Homes" amendment, which will limit the amount of property tax you pay.

If you are buying property in Florida, or considering relocating to Tampa, Florida, understanding property tax laws is particularly important, because the amount of property tax that is payable is subject to change once you make the purchase. Property values are reassessed each time a property changes hands, and the assessed value influences how much property tax you pay. As a rule, the assessed value of a property you buy will typically be around 83% of the sale price of the home. Note that with home prices in many areas of Tampa on the rise, it's particularly important to get as accurate an estimate as possible before buying to avoid any unpleasant surprises in the future.

Understanding Florida Real Estate Taxes

Your tax rate varies depending on which county you live in, and which part of the county you live in. This is because within a county, certain regions may be incorporated, and other regions may be unincorporated. Those regions which are unincorporated have slightly lower property taxes. For example, unincorporated Tampa regions such as areas within Lutz and New Tampa are subject to slightly lower property taxes than incorporated regions such as the City of Tampa and Temple Terrace.

Community Development District Tax

If you live in a Master Planned Community in Tampa or are considering relocating to one, your property will be subject to Community Development District Tax. Developers use this tax as a means of sharing the cost of land and community development among the individual lots and homes in that community. This tax enables the development of Tampa communities with additional amenities such as parks, community centers and other recreation areas that make these areas attractive and pleasant places to live. These taxes are usually payable for a fixed amount of time-up to twenty years-after which the tax no longer applies. Payment of this tax is tied to the property, not the owner. This means that if you purchase a property in a CDD, you as the new owner will be required to pay the CDD tax. The length of time the tax is payable does not change if the property changes hands. So if, for example, you purchase a ten-year-old property in a community with a twenty-year CDD tax, you'd be paying the bond portion of the tax for another ten years.

If you're considering purchasing property in such a community, it's important to find out how much the CCD tax is, and how many years of payment are remaining. Note that CDD taxes vary based on the amenities available in the community, and that there may be other fees associated with the property such as those required to maintain community common areas. If you are the owner of a CDD property you will likely be subject to paying annual fees for the maintenance of common areas even after the bond portion of the tax has been paid in full.

Homestead Exemption

Homestead Exemption allows all Florida homeowners who are legal residents of the state to deduct ,000 from the assessed value of their primary residence, meaning that the taxable value of primary residences is reduced. There are other exemptions which apply to other groups of residents-these include disability exemptions, exemptions for senior citizens and veterans, and an exemption for those who are legally blind. To be eligible for an exemption in any given year, you must take possession of your home by December 31 and must apply for homestead exemption by March 31st the following year. Exemptions are not granted automatically-you must apply for any exemption you would like to receive, and you are subject to approval based on certain requirements, which depend on the type of exemption you are applying for. If you qualify for a Homestead Exemption, you may also qualify to defer part or all of your property taxes for any given year. For more information, see your tax assessor's office.

The Florida "Save Our Homes" Amendment

If a homeowner qualifies and applies for Homestead Exemption this guarantees the property's assessed value cannot rise more than three percent each year. This law is a result of the "Save our Homes" amendment, which states that annual property assessment figures cannot exceed the lower of 3% of the prior year's assessment, or the percent increase in the Consumer Price Index. This amendment protects existing homeowners, but note that if you purchase property, it will not be protected by "Save our Homes" automatically-when the property changes hands, the assessed value cap is lifted, and you do not qualify for protection until you obtain a Homestead Exemption. However, once you have obtained a Homestead Exemption, you will automatically be protected by the "Save our Homes" amendment.

The "Save our Homes" amendment means it is particularly important that you not rely on existing property tax values if you are considering purchasing any home in Tampa or within all of Florida-a protected home has an artificially low assessed value, and depending on the region in which you purchase and the current real estate market, the assessed value may increase sharply once the property has changed hands.
